Organized Real Estate

A term referring to the three-way relationship between real estate boards, provincial/territorial a__ociations, and The Canadian Real Estate a__ociation. As such, members of organized real estate are concurrent members of all three organizations and have voluntarily joined in the interest of heightened professionalism and improved serv­ices to the public. Organized real estate is most commonly identified with the exclusive use of REALTOR by members, the Multiple Listing Service offered through real estate boards, and the adoption of a Code of Ethics and Standards of Business Practice by all members.

Roles and responsibilities of respective groups within organized real estate vary. Organized Real Estate

Within the framework of organized real estate, real estate boards represent one dimension in a three-way relationship involving The Canadian Real Estate a__ociation (CREA) and provincial a__ociations. (All references to provincial a__ociations are deemed to include territorial a__ociations in the interest of readership.) To be a part of organized real estate, real estate boards must be enrolled with CREA.

Conditions of enrollment include:

Only one board may operate within each defined jurisdiction.

Provide names of all members and forward dues.
*

Furnish membership list to CREA prior to March 31st of each year.
*

Create and maintain membership categories as stipulated by CREA.
*

Hold membership in the appropriate provincial or territorial a__ociation.

Applicants for membership in board must agree to abide with by-laws, rules and regulations for board, provincial a__ociation, and CREA.
*

Applicants are entitled to use CREA certification marks provided that terms and conditions are complied with.

Many real estate practitioners, as members of a local real estate board, fail to understand the true scope of their membership and the interplay between board activities and the rest of organized real estate. The three-way agreement sets out the relationship between the three levels of organizations.

The underlying benefit of this agreement is to ensure that individual membership in the board provides automatic membership to both a provincial a__ociation and CREA, and also that members derive certain benefits from this a__ociation, namely:

All the benefits of CREA and provincial a__ociation membership are extended to boards;

Symbols such as MLS and REALTOR can be used by members; and
*

Membership in the board signifies membership in all three and members agree to pay appropriate fees.
